1. Natural Light
Look for ways to maximize light, from eliminating cabinets next to windows to using transparent or reflective materials like glass and stainless steel.

2. Comfort
I like to incorporate soft seating, a TV, and — when I can — a fireplace, to make the kitchen the cosiest place in the house.

3. Visual Texture
It's the mix of woods, countertop materials, and finishes that creates warmth, personality, and mood.

4. Stainless Steel
The consummate neutral, it looks great with everything and will never go out of style. I love its organic quality — it develops a well-worn patina over time.

5. An Island
If space allows, an island is essential. It's the social center of the kitchen.

6. A Great Sink
Accessories such as an integrated colander and a sliding cutting board make working there more efficient.

7. Integrated Refrigeration

Art & How to Hang It

Recently my friend Jessica asked me how to hand picture grouping so I thought a little tutorial would more accurately answer her question. The first thing one should know is be prepared to plan ahead and to spend some time to get it right.. The great thing about picture groupings is they allow for easy and more satisfying viewing of your prized pics.

Each grouping needs to have a common theme to make them work, here are a few suggestions to get you started;

black and white photos with different frames
same styles frames & matts with color and black and white photos
same size frames
same style frames

Below are few suggestions of various arrangements with the added bonus of telling you exactly what frames sizes you will need.

Now for the hard part, You will need; masking tape, string, kraft paper, scissors, ruler and a pencil

There are some different methods of getting grouping up on the walls but personally I find this works the best and save a lot of time.

(For stair wells) Tape a line using string and masking tape parallel to the stairs to use as a guide ( see above)
Using kraft paper, trace around each picture that you want to hang.
Using masking tape, tape each square to the wall until you find the perfect placement.

The Hang & Level available at Canadian tire is a really great tool. It will easily determine exactly where the hangers will be nailed to the wall

Black Room Obsessions

This is how I feel today.. would someone throw me a rope?? Seriously so much to do…so grateful that I love my work.

It’s clear I’ve been recently obsessing on black painted rooms. This week I’ve been looking for inspiration for a clients office space. The room has high ceilings and lots of great architectural mouldings. Big windows allow huge amounts of natural light to flow into the space. Seems like the perfect opportunity to paint the walls black.

Designer Series- Ramsin Khachi

If your a design lovin Canadian or a follower of the fab TV show CityLine you’ll know the likes of celeb home builder/designer Ramsin Khachi. If you don’t it’s about time you do.

First and foremost Ramsin's attention to design details is clearly top of mind. It’s typical of new homeowners to complain about the lack of forward thinking their builder had by not considering appropriate locations for things like ceiling light fixtures, furniture floor plans, electrical outlets and the like. No need to worry with Ramsin he has all this under control with great sense and consideration for how the homeowner lives. It’s rare to find a builder as concerned with these design details as with the actual construction itself.

I’m always impressed with some of his great design details like these mantle extensions on this fireplace. It’s a great way to visually balance a room that has a fireplace in a wonky location.

Who says you can’t tile a wall! what a great way to to add drama, and a focal point to a space. The tiles unite the cabinetry to make it look like one unit.

At first glance you may see a only a outstanding beautiful kitchen but look closer to see some brilliant design details like the built-in storage nook beside the range and the built- in storage in the backsplash. and how the rest of the backslash geniusly camouflages the storage. I also love the edge detail on the butcher block island.

This is a good example of what sets Ramsin apart from the typical builder. The detailing on this island with the inset lunch counter makes this kitchen really special, and it doesn't stop here look around and notice the lighting, gorgeous faucet and the location of veining in the marble backsplash.

Most of all I’m lovin how this kitchen feels, it’s warm, modern, sleek and timeless. Not a combination easy to achieve.

Decorating for the Holidays- 7 Designer Tips

Yahoo!, it’s that most wonderful time of the year. We’re all planning and scheming our holiday decor, some of us with enthusiasm some of us not so much. We’re perhaps a bit overwhelmed with the thought of lugging all those boxes out of storage only to be reminded of having to put them all away again in a few weeks, ahh! fear not, I come to the rescue with 7 golden and silver rules guaranteed to make your home perfect for the holidays.

1. This rule is number 1 for a reason, it’s the most important rule of all. Don’t feel like you have to deck your halls in every single ornament you’ve ever bought, received or made. No, no, no!

Trust me, even Christmas can look overdone. Let your beautiful rooms speak for themselves.

2.Frame those special handmade or vintage tree ornaments in a shadowbox. This way those lovely treasures will be safe forever. You can then hang them on your wall or display them on a table or even your mantle with no fear!

3. Snow globe collections? Santa collections? Spreading them out everywhere creates a sense of mayhem and confusion. Collections are best viewed as what they are..collections. Take your cue from art galleries an museums, group them together. Find a tabletop or window sill where they can be grouped and enjoyed. Better yet try this awesome DYI project and make your own.

4.Use REAL greenery. Really. It’s authentic, it smells great, it’s inexpensive, versatile and you can make your own creations. Throw in some fakies like glittery balls and even a few bits of fake greenery to give it volume and color… that will spruce it up (pardon the pun).

5. Pick a color theme. Not that I personally am a big proponent of blue or purple Christmas themes but if that’s your thing stick to one theme only.

6 . Don’t Griswold your house! I know this is the same a s rule number 1 but I can’t write this loud enough. I know, you may consider yourself a Christmas diva, and what would people think if your house didn’t look like Santa’s village but really constraint yields better results. Please, no more than 3 Christmas things or groupings in each room…do you hear me!

7. What to do with all those photos from Christmas past?? Create a photo book of course, complete with written memories and captions to capture the magic moments forever. Leave it on your coffee table for all to view and don’t forget to make copies for gifts!

Above all don’t feel bad about not putting out every single Christmas bobble this season. Next year is a whole new year and those missed treasures will be more deeply appreciated the next. You may even find a conversation sparked by the absence of a decoration is more treasured and memorable than the bobble itself.

Lonny Holiday Issue is Out!!

The much anticipated holiday issue of Lonny is out and besides the fact that I’m heavily lusting after the sofa on the front cover

I’m craving decor ideas that have a new twist. It’s kind-a-like the remakes of those old popular Christmas tunes- seem someone has a new rendition of

one of the classics every year and so it goes in the land of decor. That’s why i screeched with delight seeing these very cool packages wrapped in gold zebra paper, so very apropos for this season.

Don’t get me wrong I love the classic red/green/gold colour theme too it’s just that a little bit of a shake up now and then is not such a bad thing.

Choosing a Colour for your Drapes

Drapes are a great way for you to showcase your room. They add the final layer needed to create warmth and comfort or to define and polish a window. The biggest challenge is selecting the right color to compliment the decor and add ambience to your space.

Here are some tips and designer tricks to make your rooms look like you have a designers help and stand the test of time.

1. For a polished and sophisticated look choose a fabric color close to your wall color. Your drapes will gently melt into the wall and provide a a cozy polished look. This is a great choice if you want to make your room appear larger even if the colors you choose are dark.

2. Pick a color that sharply contrasts the rest of the room. For example I had a warm cream color on my walls in my dining room and choose a rich yellow dupioni silk for my drapery. The drapery glowed and defined the window and and framed the outdoors. It also made my large oil paining pop.

I once used a thick rich textured cream linen for a bedroom that was painted a deep chocolate brown. The crisp white sheets and cream color matelassé bed cover balanced the room and added unity. The end result was a feeling of security and comfort.

3. Pick a color from the rooms existing color scheme. I always get good results by taking my inspiration from an existing carpet especially if it has a lot of color like a Persian. Perhaps your sofa or accent pillows could inspire you.

The great thing about all these choices is they are long lasting and can be easily integrated into other rooms when you need a change. Trend is fun but short-lived so have fun buying small inexpensive trendy pieces and keep the basics like your drapes timelessly classic.

Here are my favourite tips for getting maximum value from your design professional:

When working with an architect, interior designer, contractor, landscape designer, or craftsperson:

• Be clear and communicative about expectations and desires.

• Do your homework. Know what you like and what you don’t like. Be clear on your needs—from wine storage to shelves for your collection of first editions; from dog beds to closet space; from bathroom lighting to a home office.

• Pay attention, take notes, and listen. Be willing to perhaps expand your original plan to make it better, bigger, and more satisfying.

• You’ll be working directly with the designer, who will in turn work directly with a team of specialists, from design assistants to general contractors or architects, tile-layers, painters, and many craftspeople. The designer will also be ordering fabrics, working with showrooms, and juggling every aspect of the project. Mistakes can happen. Custom-crafted goods invite the possibility of error, an incorrect measurement or color, a misunderstanding, the wrong beige, a toast-colored wall covering instead of rich cream. It’s important to have a sense of humour and trust that the designer will make it all work out.

• Stick to your guns. Allowing yourself to be talked into something you don’t like—only to decide later you can’t live with it—can be disastrous. Avoid being wishy-washy and indecisive, and especially don’t change your mind repeatedly. It’s unnerving to the designer and it can be a nightmare when plans, paint, plumbing, plaster, or tile work has to be redone.

• An architect or designer is an advisor who does not, ultimately have the final decision. They do not sign the checks; you do.

• It’s a creative process. Stay the course, and remain emotionally involved.

• Observe with optimism. Be patient. Creative people are working hard to make you happy. Don’t antagonize the decorator, and always assume the best.

• Pay in a timely and considerate manner.

• Be accountable to all your decisions. Don’t rush out and buy major antiques, furniture, or art without first discussing it with your designer.

• Be cautious and pay attention. Try out fabric samples, paint swatches, and furniture pieces to ensure that you can live with them. For example, I recommend having two dining room chair samples brought in, if possible. It’s easier to imagine ten chairs with two in front of you. Spend a week living with a painting or a sculpture. Spontaneity is fine, but it’s best not to rush major decisions.

• Minimize the element of surprise. Don’t make decisions without considering all aspects of the design.

• If you are not comfortable with a designer’s plans or decisions, make a graceful exit only after considerable thought Keep the parting amicable and perhaps even open-ended.

• Your taste should not be steamrolled, but it is also not your job to demean the designer, his or her staff, and their taste or ideas. The goal is to create beautiful rooms; it’s not a challenge to see who “wins” every decision.

• Try not to comment until everything sin place: that is, until the rooms are finished, and the furniture is correctly placed. Don’t stand by the truck and critique. Look at everything in context. A sense of truly “working together” makes a project go well.

Summer Fantasies

I’m really in love with these fire pits. Lured in by a fantasy of family nights singing and lounging I paid the big bucks for a wood burning fire pit for my own backyard. Unfortunately it leaves a eau de smoky scent of charred wood all over my clothes and in my hair. Fine for the cottage but not so much for the city. Fuelled by gel, these Restoration Hardware fire pits have me fantasising again…do I dare..

Believe it or not..fully upholstered outdoor furniture! Now we’re talking. Solaire offers these beautiful sleek contemporary pieces to adorn your backyard deck.

Now all we need is some summer weather.

First I should apologize to my readers for my absence. The last few weeks have been extraordinarily busy with some pretty exciting stuff, I just can’t tell you what it is yet…sorry, but soon you’ll know and you’ll love it!
Whenever I get a new job I start to pour over all my resources for a hint of inspiration to start the creative process. I came across this picture compliments of the lovely Joni Webb from Cote de Texas and had a clutch my pearls moment. The house is new, is located in Huston, and is for sale. The builder must be a marketing genius because he came up with the most ingenious idea to stuff the house full of exquist French antiques that are also for sale and open it up to the public! I ask you, who would not want to go to that?? Not only does it showcase the house in its absolute best possible light but you can shop too!
Now back to the kitchen….it did stop me in my tracks. It exudes a warmth and serenity and all the classic elements that I love. The shaker cabinets with legs are painted a classic white that never dates. That's the key for me. I can get sucked into the trend vortex like everyone else..quite easily, but I always stop and ask myself what the life of this investment is going to be. I suspect this is pretty much timeless. This would have been a fabulous kitchen 10 years ago and 10 year from now.

I wanted to show you this too. This covered patio is a standard in the south, it seems almost every house has them , I suppose to shelter you from the sun. But really wouldn't these be more useful here in Canada?, where we are obsessed with our time outside because we have so very little of it. Tell me, If you had a covered porch with a fireplace how often would you use it?

And one last thing…

……bookshelves. The ones pictured here are quite beautiful, I love the way they flank the fireplace and create a natural focal point for the room. If your like me then you are always trying to find solutions to house your books. Wouldn't this be great to have in your house??

Caldwell Flake - Kick Start Your Year With Color

Whoa! Not really being a big color person this kind of hits you smack dab in the face, and in a good way. This is the work from the design firm of Caldwell Flake, a mother and daughter team based in Birmingham Alabama.

Lisa Flake of Caldwell-Flake Interiors advises her clients to paint their bedrooms white. "White is a soft, relaxing color. But if you don’t like white, soft blues and grays work well to create a serene setting."

Seems at first a bit of a contradictory statement from the look of these rooms but I can see what she is getting at. Using a calm and relaxing color as a backdrop and then dropping fantastic punchy colors on top still gives the feeling of a serenity. It’s clear that these to have a unique talent for this colourful mix of fabrics and paper. Not for the faint of heart.

Ornate, global, Pucci-esque, the mix of all these styles makes for a very solid and timeless room. The beautiful green carpet reminds me of the very popular washed out Persian look that is all the rage. Elte in Toronto sells these in a myriad of colors. They offer old world warmth with a contemporary edge.

Not all their work is as tricked out as the two pink rooms above, they are as clever with no color too. It just goes to show you don’t need a color to make a statement or impact.

When I come across great interior design and then find out it’s a Canadian designer, one of our very own, I get very excited and egger to share what I see with you. So when i saw the work of Julie Charbonneau I knew you would want to see it too.

Julies inspiration come from classic French design but with a fresh, clean and current approach.

I love a lot of things about these two bathrooms but what really caught my eye was how she used the mirror. Not in a conventional way but to the floor with sinks mounted overtop. A simple but creative touch that elevates the vanity from great to fantastic. The color pallet is neutral high contrast. and the finishes are classic. It feels solid, cozy and warm. Soothing with just enough drama.

Same goes for the kitchen. Lots of traditional elements but clean and fresh. The backslash particularly catches my eye with the herring bone pattern that is both traditional and graphic which just happens to be right on trend without being trendy.

Whenever I see a beautiful room on the web or in a magazine I always stop and try to imagine how I would feel if i were standing in that space. Sometimes rooms photograph well but, could you live there? Could you?

It’s been pretty crazy around here in the last few days. Record snowfalls have closed the city, all city services including buses, schools and yes even the malls! It has to be pretty serious snow to close the malls.

I must admit it’s been a welcomed break from the usual pace and an opportunity to catch up and clear off my desk. I’ve been learning some new software that will allow me to offer e-design services. It’s all very exciting. I’ll keep you posted.

Yesterday a client sheepishly remarked about just getting her Christmas tree up. Humm..no tree in my house yet..what is it they say about the cobblers son? Seriously, Christmas with all it’s traditions is pretty important around here so Saturday night is tree night complete with traditional tree decorating pizza and rum and egg nog. It’s usually a family affair but this year my daughters boyfriend will join in to share the fun.

Speaking of tradition, and with the exception on last year all members of my family receive an Christmas eve gift (from Santa of course) of brand new PJ’s. Last year I thought I’d shake things up a bit and substituted PJ’s with jewellery. Not a good plan, all year I’ve been hearing how ripped off and disappointed my family has been..who’d a known PJ’s meant so much??

Decorating for Christmas, Yes, It’s time!

Last Christmas I ruthlessly edited my Christmas decorations. As I sorted the good from the bad

I wept weeps of happy memories as these sentimental little well worn bobbles and tinsel

slipped from my fingers into the dark depths of a glad bag. I carefully set aside

the handmade treasures created by the tiny young fingers of my children and the thoughtful gifts from friends,

Those remain here forever to be unveiled once a year and to be wept upon with tears of happiness.

When I knew what decorations I had to work with I set out to formulate a plan. I whipped thru magazines new and old in a frenzy, looked thru old clippings and even goggled “Christmas decorating” for inspiration. Did you know that this year in the Christmas decorating retail world, red is out. Hard to believe that red is practically banned from adorning our hearths and trees this year. Could it be “they” want to sell more green, blue and heaven forbid… black. Hummmm. Taking red away from Christmas is like taking the chocolate out of a brownie. Does this mean Halloween has the potential to be pink?? Trends come and go but fond memories are hear to stay, so go red go!

Vincente Wolf- Kips Bay Show house

Your smiling Vincente, you should be! This room is ..well there’s no words… just splendid.

I really can’t get enough of Vincente Wolf. His designs always offer a fresh and new perspective of the spaces they inhabit.

Case in point is the 2010 Kips Bay Show house. He’s managed to take a very tradition room and turn it into really something else entirely.

Anyone faced with decorating this room would have a challenge on there hands. Dark wood walls dictate the space and create limitations for those who are design challenged. Even for those who are not, mixing the right furniture, accessories and lighting is not easy.

The living room is a combination of antique, modern and contemporary whites in varying textures and tones. Modern art adorns the wood walls punctuating the tradition details. The contrast of the whites and dark wood keeps this space from looking dreary and stuffy. How refreshing after seeing so many spaces that lack this beautiful kind of interior architecture.

I especially was amused and surprised to see the ceiling light. That's what Vincente is good at, creating surprises that delight the eye.

Build a Bedroom Part 2

To match your bedroom furniture or not is something people always ask me. Most bedroom furniture is sold in sets to make it easy to get a cohesive look.

Here are a few pictures of bedrooms without matching furniture. You be the judge.

Here are a few good examples of mixing old and new, traditional and contemporary. It’s also an opportunity to use some of what you have although decorating this way presents a challenge to the untrained eye. Getting some professional help can pull a room together and give it that WOW!!

Here is some information that you may find useful. In first-class hotel rooms, the following techniques are often utilized:

Three-way switch at entry for bedside lamp
Closet light that turns on automatically when door is opened
Reading lights at bed that are individually controlled
Ample lighting in bathroom - lighted makeup mirror, wall sconces and overhead lighting at vanity, lighting in tub area and lighting under vanity for night light
Dimmer controls on everything!

Our first Photo Shoot

What a day! if any of you have ever taken part in a product photo shoot you’ll know what I mean. The day started at dawn with set up and coffee… lots of coffee, and ended at dusk with still lots of work to be done to clean up the disaster and turmoil created.

Next time I look at a magazine I’ll see it through a different lens. The technicalities involved in a photo shoot like this are enormous, from the photographer to the stylist (aka me), there was endless minutia to attend to.

Thankfully with technology we were able to preview the pictures immediately to be sure we captured the perfect shot. With a little editing I think we’re ready to go!

I can’t wait to spill more of the juicy details but for now you’ll have to wait for the big announcement!

The thing I love most about Sarah Richardson is her ability and lack of shame repurposing and refurbishing second hand furniture and other Home Decor items.

There was a time not so long ago that new and expensive was what defined good design, at least in some peoples minds. Shopping at places like Restoration Hardware and Elte ensures a well put together look with little chance of goofing up. Repurposed items however require the skill of a person with vision and talent to make them work.

Case in point are these lovely painted blue chairs at her dining room table. Not so easily recognizable as these dreary old office chairs

As a look thru her website I'm trying to find the repurposed items but it’s very difficult to pick them out. She’s a master at finding the right shapes and scale to fit her project. I can say from experience it’s no easy task and one that requires a good eye and great vision.

I was extolling the virtues of a good appliance the other day with my 18 soon to be 19 year old daughter when she exclaimed rather indignantly that she never wants to be the type of women who gets excited about a measly appliance. After I got over my little huff, I started to think consciously about what exactly is so exciting about buying a new appliances, I mean I absolutely get giddy, so here is what I think……
First, they make your life easier. I think there is a direct link to domesticity that many young girls (and others) find repulsive. The truth about domesticity is it’s a wonderful thing that is the glue that binds families and friends, how you ask?? here's how, How on earth can you happily and I accentuate the the word happily produce a fantastic Christmas, or Thanksgiving meal or birthday dinner or whatever special occasion dinner if you don’t have the tools to make it happily possible.. If you don’t have those celebrations, then just what binds and connects family and friends together?
We women are the ones who make all that stuff happen. We are the producers of moments and memories and celebrations. Face it, we are a culture that celebrates with food, its who we are, and to make good food easily so we don’t become bitter angry women we need good a appliance. We women, especially us domestic types need to embrace our virtue because lets face it, if we left those celebrations up to those who balk a at domesticity and good appliances where would we be? probably at Swiss chalet for Thanksgiving dinner. The bigger problem as I see it is there is no economic value in our society placed on domestic skills so therefore they have no recognized value.. Wrong, wrong, very wrong. If that were true then just why do we all want nice homes and art and buy into those advertised portrayals of the happy family surrounded by beautiful food and furniture. Because we all value what we receive from those moments made partially possible by those things. So next time you find yourself over the moon with a new cook top or washer or margarita maker remind yourself of the deeper meaning of owning one, feel proud and strong,domesticity is what we need more of.
In celebration of a good appliance hear are some of my favorites.

Brie, Apple and Arugula Quesadillas….Yum!!

Here it is 9:30 in the evening when I came across this recipe..darn..now I'm hungry. Who can resist? There’s never enough you can do with arugula!

Off to the kitchen i go ..hi ho

BRIE, APPLE and ARUGULA QUESADILLAS

1 tablespoon Dijon mustard

2 teaspoons apple cider

3 (10 inch) flour tortillas (white or whole wheat)

6 ounces Brie cheese, rind removed and cut into 1/4 inch thick slices

1 fuji apple, cored, peeled and cut into 1/4 inch thick slices

3 cups arugula

3/4 teaspoon freshly ground black pepper

Combine mustard and cider in a small bowl; stir well.

Heat a large nonstick skillet over medium heat. Spread each tortilla with about 1 1/2 teaspoon of the mustard mixture. Place one tortilla mustard side up, in pan. Arrange one-third of cheese slices over half of tortilla; cook 1 minute or until cheese begins to melt. Arrange one third of apple slices over cheese; top with 1 cup of arugula. Sprinkle with 1/4 teaspoon pepper.

Fold tortilla in half, press gently with a spatula.

Cook 2 minutes on each side or until golden brown. Repeat process with remaining two tortillas. Cut each finished quesadilla into 3 triangles.

Building a Bedroom, Part 1

The bedroom is typically a refuge or "decompression point" in your home. And as any space in your house, your bedroom needs to function well.

Which begs the question, what are some of the functions a that make a bedroom work? Here are some designer tips to ensure your heading in the right direction.

First and most important is buy the best bed you can afford, not necessarily the most expensive. There are many, many options out there so do your research and test drive a few for comfort. Don’t forget size cause it matters. If your sharing a bed with a partner and your room is large enough consider buying a king.

I'm a big big fan of upholstered headboards. They look comfortable are classic and never date. If you eventually get tired of the color you can throw on a slipcover for an instant change and they are great for propping yourself up to read. Don’t worry about it getting dirty. Just a quick vacuum every now will do. Short of Brylcream on your head it will stay clean and fresh.

Now for sheets, the same thing goes. Buy two sets of the best you can afford, after all you spend 8 hours a day on them! 100% cotton for comfort and breathability is the only way to go. Thread count” refers to the number of threads found in one square inch of fabric. This includes threads woven in all directions as well as threads twisted together in a 2-ply fashion. The thread count can be as low as 80 or as high as 1020 or more, but that does not necessarily dictate the comfort, quality and attractiveness of the sheets. However, if there is no mention of thread count, or it is below 180, with a few exceptions, you will probably want to avoid them as the sheet will very likely be scratchy and not last long. There's a lot more to sheets than this, I know it’s confusing. There is sateen, Egyptian cotton, pima cotton, linen and on and on. You can do a little research but these days there are is lots of choice at great prices. Don’t worry too much just get the ones you like. Chances are you will not notice any difference between a quality 350 and 700 thread count set. Just avoid the hype and spend a little time at the sheet counter feeling them to pick the ones you like best. More about this on another blog. Oh and last thing about sheets, if you want the designer look there is only one color…white.

I like Iris. I want to be her when I grow up. She's daring and bold and still wears jeans. I admire an older person who keeps up with time even if it means wearing jumbo turquoise. When your old you can do anything. For those of you not familiar with Iris Apfel, she's an American style icon.

As an interior designer looking for fine traditional silk woven fabrics she recognized an opportunity and along with her husband Carl founded Old World Weavers.

In an interview with Marilyn Kirschner the Editor-in-Chief of LookOnline.com. she says “we had a small company that we started…actually we began it out of a suitcase because we didn’t know if that would work and we didn’t have any funds. I designed these things and Carl would go around during his lunch hour with a suitcase which he put on wheels…if we had packaged that we wouldn’t have had to do anything else. And…it went well, we got some very nice orders, and we subsequently decided that we would go into business ourselves. It was very colorful and very fun because our first big order came with one of the icons in the industry, Dorothy Draper. She was a very large woman, and she had a very large trestle table in her studio, and it took Carl months to get an interview with her, and I have to go back to tell you that the bag, the suitcase, was getting very heavy, because he had so many samples and silk (our silks were just incredible, they were 18,000 ends to lift - they could just pull a truck), and he had loads and loads of heavy antique Dupioni taffeta, and I said “Rather than carry them all, it’s getting too cumbersome, let me go to the mill and make you…what we used to call a long “blanket”.

So I arranged to do about 14 inches of each color and I would grade them and in a grand gesture he threw it across Madame’s table and she said “This is just what I’ve looked for all my life young man, this is the first intelligently scaled stripe I’ve ever seen.” and she said “I’m doing a job for a colonel who has this marvelous house in the Bahamas and he has 18 foot ceilings and I need horizontal stripes and I can’t find so can you make me 300 yards? The following day we had a visit from a Sara Fredericks, who was a retailing icon. She was doing her house and had mentioned that she needed fabric, and a mutual friend who was an antiques dealer said “you have to go and see these two young people who are just starting out”…she came to the apartment and fell in love with something and ordered 250 yards…so we said “ok we’re going into business” and that’s how it happened.

We took a 3 story walk up on 57th street, which I thought would be more chic than any place since we were in the middle of all the antiques dealers, and you had to walk up three double flights of stairs… but all of the so-called ‘W’ ladies came, they all found out about it, Mrs. Marjorie Meriwether Post among them and she became a very good client. I have a very funny story about her. She bought a silk called “Hillwood” for her house in Washington, it’s just beautiful, in the estate section where all the embassies are, and we finished the order. Early one morning, the telephone rang and I answered, and she said “This is Mrs. Post and I must speak with Mr. Apfel immediately!” And I thought Oh my God what happened? So Carl got on the phone and she said, “Mr. Apfel, last night my drapes were delivered, they are absolutely stunning. They are hung in my sitting room and I am on top of an 18 ft ladder, examining them. You have also made me exquisite silk fringe, but I must know, how many little balls are there supposed to be in a running yard?” and my husband thought for a minute and he said, “Mrs Post, every day I eat your Raisin Bran , can you tell me please how many raisins I am supposed to find in a tablespoon?” And she said, “Touché! Mr. Apfel. My God, I am a foolish woman and I better get down from that ladder before I break my neck. Excuse me I love it and that’s the way it should be”.
Everybody came (including Estee Lauder) and everything we did then was custom made, which of course became too cumbersome to make. We subsequently decided to go to Europe to buy and design and look for antique fabrics which had always been or were the basis of our collection, they were not knock-offs or…what’s the word…. suggestions, but were actual replicas, and we would go all over trying to find the proper mill to so that it was just like it was in the 17th or 18th century.

Iris says that fashion and home decor are inexplicably interlinked. “Oh through the years it’s been proven, because the beautiful French dresses are of the same fabric as the ladies sat on. I mean they go hand in hand, it’s part of a lifestyle”.

Dorm Rooms, Fact or Fiction?

“It’s the most wonderful time of the year”, It’s true except for those of you who are sending your young adults off to university.You may be feeling a little weepy. Myself not included, mine has decided to attend the local university and grace us with her presence at home for the next 4 years, I have to say I was a little disappointed that I would not have the thrill and challenge of decorating a dorm room. I have watched some of my friends participate in this right of passage and it looked like fun. But really, who are we kidding? I can barley get into her room now, it’s a fantasy to think she would housekeep a dorm room…isn’t it??

So really all you need is a lot of Rubbermaid containers, bed in a bag, some tape to hang art

something to display your beer on and oh yeah…. clean underwear.

Farm House Fun

Recently we had some guests at our cottage, very good friends we have known and loved for years. Our friends live in the Niagara area in a big stunning 3 story farmhouse in the country. With a recently married daughter and retirement on the horizon their concerns turn to themselves and their own future.

Years of “yard sailing” and a love of collecting have brought them to their knees with an almost overwhelming inventory of fabulous antique furniture, dolls and other unpassable paraphernalia one would find at a farm sale. Along with the “stuff” is a desire to renovate, redecorate, reconfigure a few rooms and perhaps join two rooms to create a large master/ensuite.

It’s true we don’t all live in farmhouses and frequent yard sales but we all have homes. Many of us face this dilemma when we become “empty nesters”. Sure, we all work and time is always the thing you have least of but think of it, the reality is that your home is for most the largest investment you’ll ever make.

Keeping up with reno’s and repairs and updating paint, wallpaper and a few new pieces of furniture eases the pain and expense of doing it all at once later. Plus you have the added advantage of enjoying your space now.

Back to the “stuff”, the question is what to do with it all now? I always recommend getting a friend to help. Friends are are gentle and understanding but most importantly objective. Start with the stuff you know you don’t want and work your way to the stuff your not sure of. This is where a friend comes in really handy and will talk some sense into you! Now, grab a calendar and make a time plan. This is important to keep you on task and organized.

The first thing is to make a list then prioritize the list. establish the needs first, for example, our friends need to update their water system, the water is discoloured and they need to correct that. Then establish the wants, do you want to open a wall or get some new furniture?

I’m thinking by now I’ve got your interest and some of you are waiting for the yard sale announcement and address but hold on….the editing has yet to begin and nothing is for sale …yet.

Wicker is a farmhouse classic. What keeps this current is the neutral cushions and big bold print pillows.

As I mentioned before, our friends are collectors. Keep in mind that a collection is a waste unless it’s displayed in a way that you can enjoy it.

I love the way these old wood spoons have become “art”. Displayed like this they are easy to see and appreciate.

Take advantage of the architectural features by exposing brick and old wood floors.

Farmhouses don’t need a lot of color on the walls especially if they are packed with older character pieces. Let the furniture and textiles speak for themselves.

Christopher Spitzmiller, not quite a household name , least not in my house, but if you’ve ever seen his exquisite lamps it’s not a name you’ll soon forget.

I love Christopher's story, his path to success and the bumps and hurdles along the way. Stories like these are inspiring and give all us creative types a clearer vision of our potential destiny.

An early diagnosis of dyslexia and difficulties at school prompted his mom to send him off to boarding school where his love of ceramics took a firm hold. Christopher says “it was probably one of the best experiences, schooling-wise, of my life.”

Encouraged by his self employed Grandfather who told him “You’ve got to have your own business. You know nothing ever in this world is for sure.” With a degree in fine arts and a love of ceramics and taking his Grandfathers advice he embarked on his own time doing something he loved

“Beautiful classic forms are drenched in bold vibrant rich glazes. Each one of a kind lamp is set in a hand turned hardwood base, which is water gilt with 23k yellow gold or 9k white gold for a silver finish. The bases can also be finished in mahogany or enameled for a lacquer like finish.”

I Love Ina Garten And Her House'(‘s)

“If you start with really good-quality ingredients, you don't need to do much to make food taste great. Funny, I always say this about food, but it applies to interiors as well. “

I love Ina, She exudes warmth and calm and familiarity, so much so I feel like I can call her by her first name. I when I see her cooking on T.V. I want to cook too, which my family will tell you is a rarity these days. Her recipes are like a traditional sofa reupholstered in modern fabric, familiar yet new and fresh.

House Beautiful recently did a spread on her Manhattan apartment

Seeing these velvet drapes makes me want to gasp..gorgeous is and understatement here. They have enormous visual impact and anchor the room in an exquisite burst of the unexpected.

Architectural details abound in this apartment, warm herringbone wood floors and coffered ceilings give interest and ooze classic that is offset by

contemporary lines and finishes.

Simplicity at it’s finest is about how to sum this space up

Ina says 'I don't like things that are purely decorative. Any collections I have are things I use, like pitchers and cake stands.” which means you pretty much have to have very stylish cake stands!. But that's the beauty of Ina’s place, everything stands on it’s own.

Here’s Ina’s barn..err house in East Hampton.

Ina say’s they keys to a great kitchen is the classic workspace triangle, while having a beautiful fridge on the opposite side of the island might look good it does little to make the workspace function well. She says the space between the island and counters should be narrow enough to turn around and not have to walk over and then back.

Ina chose Greg Yale to design the lighting. The the ceiling is up- lit, at night it glows.

There’s nothing like entering a kitchen that looks like it produces meals on a regular basis. Vessels of wooden spoons and rolling pins and bowls filled with fruit invite you in and say come…sit…can I pour you a glass of wine? Looking at this picture leaves me salivating and wondering what's for dinner cause I know it’s going to be wonderful. A famous chef must live here…no?

As I was carousing (is that a real word??) the blogosphere I found this tiny tidbit of important information for anyone who is selling their home.It comes by way of CeCe&Co, a lovely blog worth reading and store worth seeing.

With 95% of buyers shopping the web for a new home it’s no wonder pictures speak volumes. I recall my last move from Dallas to London and remember that’s exactly what I did and boy..did I shoot through those no-appeal homes. It’s hard to believe that people don’t spend more time and money preparing their home for sale. It’s about the easiest way to make more money. I just don’t get it? Why isn’t every real estate agent and homeowner doing it? It’s not a gimmick It really works. I just staged a home for a lovely couple with a very small budget. With paint and some small repairs it made a huge difference. We added some up to date pieces of art and a few accessories to give it the “I wanna live here” look.

I’ve seen some very average looking homes move into the category of fantabulous with the magic of a good designer/stager.

We all have stuff we’ve collected and saved from our worldly travels , our children, or our obsessions. I have friends that collect action figures..go figure, grown adults, they store it all in an obscure little room in the bowels of their basement and proudly refer to it as the “room of shame”! I say action figures be free, be bold, be brave, come out of the closet.

This is one of my favourite ways to create art. Ceramic and porcelain is always so interesting and has a great patina. They are often very beautiful but unfortunately stuck somewhere in a closet or cabinet. If your hesitant to use these pieces for fear of damaging them at least hang them on your wall and enjoy the memories.

This is a collection of my own personal assortment of Ironstone and pudding bowls. The cabinet is an rescued piece purchased on Kijiji. I painted the inside flat black to make all my white pieces pop.

I'm a big fan of blue and white and have a few of my favourites scattered throughout my home. these two plates hold special memories and sentiment. The bottom piece originally belonged to my great grandmother and can from the Ukraine.They are both a little fragile so they hang on my wall to be viewed instead of used.

In case your wondering exactly how I hang these, there is a great little invention I discovered while living in the U.S.

They are available at hobby Lobby in Port Huron. I’m sure they can be found online and should anyone know where to buy them locally I would love to know.

All the elements in this room are not on their own juvenile but they have been put together in a playful way that makes it a perfect space for a child. It’s easy to see that by replacing a few things the room can be easily updated to accommodate a child as they grow up.

I love this room too. It’s probably more suited for a guest room or perhaps the kids room at Grandma’s. I just thought the padded headboards were so original. They would be great for a room shared by twins or siblings. I’m imagining them in an over scaled fuchsia damask with canary yellow duvets! what do you think??

When I moved from Texas to London There was a certain amount of shock involved. Not just getting use to a slower pace of living but adjusting to the depressing lack of resources here in London for someone in my occupation. That's all about to change. The lovely Jennifer Teeple and her equally beautiful partner Isobel Gomes have raised the decor savvy level of London to new heights. Their newly opened Design Resources Studio is a haven for designers and the general public alike to browse and shop for the latest and best for your home. The shop is located at 24 York Street in a charming old house converted to a bright and fresh environment with it’s warm old hardwood floors , and multiple levels. When you first walk in your greeted with friendly welcoming smiles, there no snobbery here. These girls have fantastic taste and have chosen great products for us to choose from.

Sunday Nite Dinner

One of the tasks of motherhood that I find particularly annoying is coming up with a dinner plan 364 days of the year. Nobody asks what's for dinner anymore because they pretty much know it’s going to be chicken. It’s not even like I go out of my way to prepare it differently anymore. My idea of a new recipe is to change up the vegetables. I’m very grateful for my unpicky family.

So…I’m off to hunt down so arugula, crème fraiche, and fresh tomatoes, cause this is Sunday nite dinner. I’ll let you know how it goes.

Provençale Olive Tart

Pastry Ingredients:

2 cups and 3 Tbsp of unbleached all-purpose flour

Pinch of sea salt

3/4 cup unsalted butter, cold and cut in 1/4-inch cubes

-1 large egg yolk. beaten

3 to 4 Tbsp extra-virgin olive oil

Filling Ingredients:

2 large eggs

3 Tbs crème fraiche

1/4 cup olive oil

2 small onions thinly sliced

1 lb arugula cut in ½ inch strips

2 ½ t. garlic, finely chopped

1/2 tsp finely chopped fresh thyme

3/4 cup pitted Kalamata olives, cut in half if large

1/4 tsp sea slat

1/8 tsp freshly ground black pepper

6 to 8 oven-roasted tomatoes, cut in half

Pastry Prep:

Place the flour, salt, butter, egg yolk and 3 T oil in the bowl of a food processor. Pulse until it comes together. Add the extra tablespoon of oil if necessary. Form the dough into a flattened disc, wrap in plastic and refrigerate for 30-minutes.

Roll the dough between 2 pieces of parchment paper or plastic wrap into a rough 15-inch circle. Pat the dough evenly into the bottom and sides of a 12-inch fluted tart pan with a removable bottom. Chill for at least 30 minutes.

Preheat the oven to 400F.

Filling Prep:

Whisk the eggs and crème fraiche in a bowl. Add the oil and onions to a large cold skillet and heat over medium-high heat. Saute until the onions are soft but not about 10 to 12 minutes. Add the arugula, garlic and thyme. Cook until the greens are slightly wilted and the pan is almost dry, about 3 to 4 minutes. Remove from the heat and stir in the olives, eggs mixture, salt and pepper. Immediately pour into the tart shell, making sure the olives are evenly distributed. Brush the exposed crust with a little olive oil.

Bake for 50 minutes or until the filling is just set in the centre. Remove from the oven and let cool for 15 minutes. Top with oven-roasted tomatoes.

It should be all these things and more, after all it’s probably one of the most used pieces of furniture in your home. So how to buy a good one??

Here's a few tips to make the trip to the furniture store more rewarding.

No matter your budget, a sofa is a big investment. Here are five tips for shopping wisely, courtesy of furniture maker Mitchell Gold.

1. Measure. There’s nothing worse than buying a dream sofa you can’t get into your home. Go shopping armed with precise measurements of your stairwell, elevator, doors, hallways, garden gates and any other space your new sofa might have to squeeze through.

2. Try it out. While in the store, sink into the sofa the way you would at home. So lie down and put your feet up if that’s how you plan to use it, and test its comfort. Make sure the armrests are well-padded: you don’t want to feel wood poking through.

3. Check the construction. The sturdiest sofa frame will be made of kiln-dried hardwood like maple, poplar, beech or oak, or engineered hardwood. Avoid air-dried wood or soft woods, like pine. Joints secured with corner blocking, dowels and screws will last longer than just glue and staples, and it’s best to have a ticking between the foam cushion and fabric cover. Check stitches to make sure they’re even and not bunched.

4. Consider the cushions. The softest, most luxurious cushions are filled with goose down, but they take a lot of regular fluffing to keep their shape. Less expensive cushions made of high-resiliency foam compress during use and then spring back to shape. A happy medium: An inner foam core wrapped with a down cover.

5. Notice design details. Check out the sofa’s arms: A roll arm is more traditional, while a square or straight arm looks more modern. If you want the freedom to put the sofa in the middle of the room rather than against a wall, make sure the back is presentable.

Planning some renovations? Going it alone? Know the facts before you start.

Time: DIY’ers think they can renovate a bathroom or kitchen, build a deck or finish a basement in a weekend or in the evenings after work. They can't. People often underestimate how long it takes to do a job properly. It takes even longer to learn how to do things right - I don't know many people who learned to walk in a weekend!
Money: Buying the proper materials costs money. Hiring a professional costs money. There are so many variables in a renovation that it's almost impossible to foresee all the costs. People don't understand that for every dollar that’s saved, if it's done wrong, it will end up costing more than double to fix it properly.

Skill: It takes lots of practice, trial and error to set straight and level tiles, create seamless joints in drywall or install trim or crown moulding. But people buy a book, watch a show, put on a tool belt - and abracadabra - they're experts. Except they’re not.

Planning: Proper planning will result in a smooth(er) renovation. A lot of weekend warriors are the “shoot first” type. There's only one way to plan a project: design, destroy, rebuild - in that order.
Mess: Renovation is a war - on dirt. A lot of people expect thousands of pounds of lathe and plaster to come down without creating a mess. Clean up regularly – it's easier to see what you're doing and it's safer. When it comes to laying drop sheets, try taping up plastic sheets to keep dust down - an ounce of prevention is worth its weight in gold.
Enjoyment: When starting a DIY project, many people have expectations that far exceed the reality of the project. When the honeymoon's over and the DIYer realizes that the project will take more time, more money and more skill to get the job done properly – that's when the problems begin. The job is either left unfinished or finished incorrectly because it was rushed. Doing your own home renovation project is like getting married – you've got to know what you're getting into. There will be good days and there will be bad days. It’s important that once you tear down that wall, you stay committed and do the very best you can.

In honour of earth day I wanted to investigate the merits of bamboo fabrics, It’s quite the buzz in in the design world, I wanted to investigate and share my new found knowledge with you.

Bamboo is extreme, it’s the fastest growing plant on earth, yes you heard me right, given optimal conditions it can grow up to 48” a day! that’s astounding, at least to me. It’s an extremely hardy plant that's easily grown on unlikely slopes requiring no irrigation and because it grows so quickly it requires no herbicides or pesticides.

The fabric is made by the same process as hemp or flax. Stalks are crushed and natural enzymes break them down allowing fibers to be combed out. It’s softness strength and durability make it ideal for home furnishings particularly drapes because of it’s natural defence to UV light.

While bamboo gets high marks environmentally it’s the processing that come under scrutiny. However, newer methods employ the use of safer chemicals to process the fibre to fabric.

Here’s a few ideas and products that use bamboo fabric.

The lowly “ol light seems to be making a major resurgence in the world of design. Everywhere I look and , and I look a lot, lighting fixtures are dramatic and design centered. Personally I think it’s great, now we have something more to play with than our pillows.

Many designers are taking lighting to a new level and in some ways redefining it as art. These lamps below are created by noted ceramist Christopher Spitzmiller. Elle Decor says, “what do Oprah, George W. Bush and the US Consulate General in Ho Chi Minh City have in common?, lamps, specifically ones made by New York designer Christopher Spitzmiller. Elle Decor goes on to say “ he and his band of assistants have been handmaking lamps whose supple silhouettes are drenched in rich colors that seem taken straight from a Japanese lacquer screen: cerulean blues, plummy browns, sulphuric yellows. Perched atop gilt bases and outfitted with jewel-like hardware, Spitzmiller's works have a high-fashion sophistication equal to the artisanry behind them. No more than 60 lamps are created each month-a couture-quality pace that ensures one-of-a-kind lights with timeless appeal”.

These gems are not priced for the budget minded so beware. That said buying one of these is like buying a piece of art,a definite investment.

Industrial type lighting is all the rage too. Deep oil rubbed bronzed pieces and rudimentary utilitarian lights are being seen as the new look House Beautiful coins as “The Ruralist” design trend. If any of you have a copy of the new Restoration Hardware catalogue you’ll see very clearly what this design trend is, but that’s a whole other blog.

It’s not difficult to see the new role our light fixtures play in the decoration of our homes. It’s worth considering a fab new lamp instead of new pillows or throws, have some fun!

It’s not hard to get me all fired up about my garden. When I saw these pictures a tidal wave of excitement washed over me because I happen to have a raised bed just like the one in the picture! At the moment it’s filled with periwinkle ready to bloom with fabulousness but after it does I’m ripping them all out to make room for vegetable garden…sorry little periwinkles!

it’s Complicated

I want mine to look like this but something tells me my organic methods won’t cut it.

This is the problem I have right now…empty urns…hummmm, what to do. Its still too cold to plant them and who wants to take them in at night and put them back out in the morning. Way too much work. Here’s some solutions.

Ahh….The Man Cave

The problem with designing for men is they rarely know what they want and I can hardly blame them. Almost everything we seen in stores is carefully merchandised for the main family consumer and without a doubt that's us women. It must be hard to know what you want when you don’t know what you have to work with.

This room is living proof that the cave is not necessarily doomed to dreary ugliness and that yes…hockey jersey's are art! In fact I can’t think of any man that would snub his nose at this space but I’m sure he’s wondering where the 60”incher and pool table are!…must be around the corner.

This space is fantastic, even though it’s masculine it’s not a problem for me to envision myself living in this here.

I can see the appeal for men is the strong geometric shapes in the art, walls and furniture. The dark color and strong contrasts give the room a dramatic effect.

To me this room has perfect feminine/masculine balance.

A couple of weeks ago came an urgent request to stage a home in Mississauga. As clients privacy is of utmost importance I won’t disclose the details but I can say that there was only a small window of opportunity on one day, between 10 and 4pm to do everything possible to get it sale ready for the next day. The house was an outstanding property with lake Ontario smack dab in the backyard. It was a beauty but in need of a little TLC…take a look.

The Great Suzani

A what?? A Suzani, I keep hearing this word and seeing these beautiful textiles adorning beds and cushions in all the decorating mags.

Wikipedia says….Suzani an antique and decorative tribal textile made in Tajikistan, Uzbekistan, Kazakhstan and other Central Asia countries. Its name is from the Persian سوزن Suzan which means needle. Art of making such textiles in Iran is called سوزنکاری Suzankāri (needlework).

It seems that during economically challenging times, hand made crafts and handiwork becomes popular and desirable. A good thing to keep in mind when shopping. These wonderful little items never date because they are actually pieces of art. Here are a few more examples of how these fab Suzani’s can embellish your home.

Believe it or not this is a painting and a beauty at that. I’m continually astonished at the amount and depth of talent that surrounds us.

I recently came across these charming little artefacts on display at a show in Toronto. If you haven't yet guessed their intended purpose scroll down to the bottom of the page for the answer. The vendor had them mounted on simple black metal stands and grouped in a Plexiglas box giving them an importance.

Yanic Simard, I Can’t Get Enough!

I spend a fair about of time looking for inspiration…BINGO! I’ve hit the mother load. When I saw Yanic’s work it was definitely a clutch my pearls moment! Hang onto your seat….here’s more!

What I really admire about Yanic’s work is his mastery in keeping things easy on the eye. Even when he uses bright colors it’s clear where he wants us to look and what he wants us to see. Although it looks easy I can assure you it’s not.

Every room has interesting and unusual elements. Here we can see the gold tone tubular light fixture and matching lamp, the wrapped chandelier the orange chairs, graphic wallpaper and spectacularly coloured cushions. But did you notice the honeycomb detail on the ceiling? And I could go on, yet… he manages to keep out the chaos.

One of my favourite rooms( I tend to sway to the traditional). Me my friends and a bottle or two of wine would be very comfortable here.

One final comment, as I search for inspiration I often see that the architecture of a room over shadows the design of the room. What I mean is if you take away beamed and vaulted ceilings, plastered walls, magnificent ocean views, ect, often what's left looks not so spectacular. What Yanic does for us is design for our architecture here in our country. It’s relatable and proudly Canadian.

My mother once told me that eventually I'd find my "style", you know the colors and cuts that work best for my coloring and body type. She was right I did find my style after trying on what seemed like thousands of pairs of pants, dresses and blouses. I've since found it's true about my home as well. It took lots of time and a few mistakes to figure out what my style is. Being immersed in the design field certainly helped. I had access and exposure to diverse styles. Years of school and work has put me in front of a lot of images in every aspect of design. I've seen almost every wallpaper book made and fell like Benjamin Moore is a friend. I know the trends before they hit the stores and what the best fabric choices for the furniture your kids and dogs will jump on.I'm very clear on "my style" and know what colors will have lasting appeal for me. But still, on occasion, I become unfaithful when I'm seduced by an awesome new trend for the season I turn into a fickle mess.

Trellis patterns are everywhere from fabric to wallpaper as seen here. I always try to use trends, I think they add a fresh element to the room. Trends come a go very quickly so I use them in small and unexpected ways for maximum impact on the eye.

That said I'm a professional who lives, eats and breathe design. Just pretend you don't have a budget, the ceilings is the limit, your wealthy beyond belief. Grab as many decorating magazines as possible and start cutting out every image you adore. It could be art, clothing shoes, sofas, drapes, fabric, whole rooms, dinnerware, restaurants, destinations, appliances,hotels...every thing you really like. The trick is not to edit your choices as you collect your pictures, you run the risk of over thinking your choices. Even if it all seems scattered and senseless you'll eventually start to see a pattern emerge.

You'll see what your color preferences are, furniture styles and the mood or ambiance that you want to create. Take your time and get help. Objectivity is essential here. It's difficult to see thru the sentimentality, cost, and perceived obligation of your belongings. Return on renovation costs: How much will you get back?
Projects that can increase -- or decrease -- the value of your home.

Canadians are investing in home improvement like never before: According to an Ipsos-Reid survey, two-thirds of homeowners intend to undertake renovations this year. While most plan to spend reasonable sums, others say they'll go all out: luxurious materials, home theatres, a Jacuzzi on the patio...even $60,000 kitchens are not that unusual! But how much of their investment will be recovered when their house sells?

Homeowners tend to embark on renovation projects to meet their needs, improve their quality of life or simply pamper themselves with a little luxury. But even if you're renovating primarily for your own sake, you should try to assess the post-project increase in the value of your house, just in case you ever want to sell.

Every year, the Appraisal Institute of Canada surveys its members and compiles a list of renovations that yield the best return on investment. Year after year, refurbished kitchens and bathrooms head the payback list: 75 per cent to 100 per cent of the outlay for these projects can be recovered upon resale. Adding a pool, on the other hand, is far less advantageous. Still, pool vendors did a booming business this past summer...

Such positive evaluations don't always hold true, however. For example, a kitchen that has been renovated to the tune of $25,000 but in appallingly bad taste could adversely affect the sale of the house. If renovating in order to sell, you must plan for changes that will meet the needs of a majority of potential buyers and ensure that the modifications are suitably up to date and will appeal to the maximum number of people.

“A house that looks nice inside will sell at a slightly higher price, but above all, it will sell faster,” says Guylaine Barakatt, a real estate agent and housing consultant. “It has to be fashionable and in line with current trends; people are increasingly inclined toward luxury.” At the same time, though, beware of passing fads.

One rule seems to apply in all cases: avoid projects that will set your house apart from other properties in your neighbourhood.

The Appraisal Institute of Canada posts this warning on its website: “If the value of your house exceeds the average market value in your neighbourhood, your renovations will not yield much return. But if your house value is below the average, you can recover a larger part of the renovation costs.”

Also bear in mind that the amount spent on renovation projects should be relative to the value of the dwelling: A $30,000 remodelled bathroom does not belong in a $100,000 house.

What’s The Mysterious Miss H Cooking Tonight?

My dear friend and I share daily walks with our dogs. No matter what’s going on in our lives and in the world, the conversation quickly turns to food. Here’s how it goes..“Oww do you know what I’m making tonight”? and then she goes into this crazy descriptive explanation of what she’s making that leaves me salivating! Here’s the latest.

Chicken Saltimbocca

Instant flour for dredging,
I boneless skinless chicken breast
halves (about I to 1 1/2 pounds)
Freshly ground black pepper
16 fresh sage leaves
4 thin slices prosciutto
(about 2 ounces)
I tablespoon extra-virgin olive oil
I tablespoon unsalted butter
5 ounces cremini mushrooms sliced
2 cloves garlic, smashed
1/2 cup dry Marsala wine
3 tablespoons water
1/3 cup crème fraiche
2 tablespoons chopped fresh
flat-leaf parsley (optional)
Kosher salt
makes 4 servings

1. Preheat the oven to 375"F put the flour in a shallow dish. Lay the chicken
breasts smooth side up on a piece of waxed paper and season lightly with pepper.
Lay 3 sage leaves across the top of each chicken breast and then wrap with a
slice of prosciutto tucking the ends of the prosciutto underneath. Heat a large
skillet over medium-high heat; add the oil and butter. Dredge the wrapped
chicken in the flour, shaking off excess, place the chicken in the pan with the
prosciutto seam side down and cook turning once until lightly browned on both
sides about 5 minutes in. Transfer the chicken to a roasting pan and bake,
uncovered for l0 minutes.
2. Turn the heat under the skillet to high. Add the mushroom and garlic and
cook, stirring until the mushrooms brown about 4 minutes. Add the Marsala and
the remaining 4 sage leaves and bring to a boil, scraping up any browned bits
with a wooden spoon cook until the liquid is almost gone. Add the water, pull the
pan off the heat, and swirl in the crème fraiche and parsley if using. Season the
sauce with salt and black pepper to taste. Pool the mushrooms sauce on individual
plates or on a serving platter and arrange the chicken pieces on top.

Are You Doing It?

I've never liked the word 'staging". It sounds so contrived and covert. The Australians and British call it "Property Presentation" I've heard other names for it too like "Prepared for Sale" and "Property Styling". The truth is no matter what you call it or where you are.. IT WORKS!!

According to Wikipedia it's been around in Europe since the early 1850's! Who'd a thought?

The Brits are doing it, so are most European countries. And we know the US is doing it all the time. Several of my Realtor friends in Toronto tell me it's spreading like wildfire thorough he suburbs. I can see why. With everybody making money It's a win win scenario

Through my life so far I've done my fair share of house buying, six to be exact. Fortunately I have the ability to see beyond dated decorating , messes and selling faux pas where most people can't, or don't have the time to. It's given rise to opportunities to buy solid homes that just don't sell well because they look bad and sad.

Everyone can benefit from preparing their home for sale. But knowing what to do and how to do it is another question entirely. There are numerous web sites offering tips and tricks to stage your home yourself. But beware, know your limits, time constraints and abilities. It's not always just about cleaning and decluttering. .

Recently I had visited an open house in an established great neighbourhood close to a great school. The house was 20ish years old. The sellers had prepared by thoroughly cleaning and de-cluttering. Sadly the real estate agent thought it "showed well" I stayed long enough to hear buyers comments, " too much money to bring up to date", "looks old", "too much work". The home eventually sold after months on the market and a drastically reduced price ouch!! If the seller would have invested a small amount of money and some professional advice I'm convinced it would have sold fast and for asking price. An important point to remember is staging always cost lest than the first price reduction.

With so many homes on the market it's critical to present your home in the best possible light. Competition is stiff. With a lot of newly built homes out there how does your older home compare? I hope it looks it’s best or guess what, you'll be living there and paying your mortgage and utilities a while longer. According to the National Association of Realtors the average investment in staging is 1 to 3% of the asking price, which generates a return of 8-10%! That might be the best investment going these days!

Don’t wait for your realtor to tell you to stage your home. Call me to prepare your home before you list with an agent and get the largest return possible on your biggest investment!

Designer Series - Yanic Simard, Toronto Interior Design Group

Move over Nate Burkus we here in Canada have a cute designer too! Yanic Simard, founder of The Toronto Interior Design Group is not only nice to look at but talented too.

Not your conventional headboard, this graphic elevates this room from typical to special. Perfect for a young twenty-something although I could see a cool older couple here as well.

This room stopped me in my tracks. There's nothing typical here. From the graphic sheets, headboard (or lack thereof) and ghost chair. Even they way the bed is made. And..that cushion!

Yanic is clearly a guy who thinks out of the box.

Gives “ 'doing laundry” a whole new meaning.

I’m liking dark cabinetry again. Sleek and sophisticated.

Traditional elements with a modern look. This room is so easy on the eye..relaxing as a bedroom should be. Again the headboard is what make this room stand out. Leave it to Yanic to take the typical and make it fresh.

Interior Design Show

The event I look forward to with great anticipation is the Interior Design Show or IDS as it’s known in the industry. The theme of this years show was deemed the “ultimate”. The ultimate in design and the ultimate experts in design. Among them were Jaime Hayon (click on his name to check out his website, it’s not to be missed…Ohh to have such talent!) Nipa Doshi and Joshua Prince-Ramus.

Here are some other highlights from the show..

Carpeting was truly fantastic this year. Stepping away from the traditional, there was an abundance of new carpet designs. Geometric patterns in traditional colors and materials were my personal favourite. Traditional patterns were made using unconventional colours to give them a fresh look.

Weavers Art selected 10 top designers to create original rugs that were displayed and then auctioned off at the show. All the proceeds went to support worthwhile causes, Rugmark, preventing child labour in the rug industry and DAREarts, helping “Canadian children find positive alternatives to negative influences in their communities through innovative arts education”. This very Canadian rug by Katherine Morley - seen here in red, was one of the winners of the rug design competition.

There are no words to describe the how fantastic of the lighting was this year. Designs inspired by nature and new twists on traditional themes were sculptural and whimsical. It seemed everyone had fantastic lighting pieces, huge crystal globes and grouped pendants were among some of my favourites. This crystal quartz from AM studio caught my eye.

If you’ve never heard of Heidi Earnshaw design it’s worth taking a look at her website. I fell madly in love with this piece, the picture doesn't do it justice, the quality, colour and grain make it truly special.

Linen is the fabric of the moment and this unusual bench looks great dressed in it.

Hummm.. Quite the conversation pieces.

“Spotted in the trendiest international design magazines, or perhaps in your neighbours backyard, the podspace-aka the shed- is au courant.” Five designers were challenged to rethink the shed. I loved how this designer juxtaposed the raw structure with refined pieces. Take a look at the lamp, the long glass cylinder. Another example of innovative lighting seen at the show.

IKEA should never be underestimated. During my college days we all flocked to IKEA for the latest cool designs, some things never change but IKEA has…for the best. Their display is always slick and exciting. One never knows it’s IKEA until you see the sign.

Snob

African decor was the global influence of choice at the show. Snob and Kiondo showed beautiful artefacts, unusual pendant lights and pillows from ostrich feathers and felted wool. The pieces are unique and beautiful.

So there you have it, the IDS10 did not disappoint, it was a delight for the senses and an inspiration.

A trip to the Canadian home Furnishings Market- TCHFM

The TCHFM is to a designer what blood is to a vampire, well maybe it’s not life or death but it provides me with the same feeling of intoxication. After all what could be better than spending the day checking out all the new hot furnishings, carpets and lighting and of course all the new Trends.? For me.. nothing could be better!

I must say, I didn’t see dramatic changes from last year or what I’ve seen in stores. Most upholstery was neutral and earthy in color. Big ,bold, colourful patterns embellished area rugs and furniture equally.

There's a definite trend towards raw and natural materials. I was delighted to see lots of real and faux linen fabrics upholstered on classic style chairs. Yes, we’ve seen this in 09 but I’m glad to see it’s hanging around for a while longer.

This dining room set with it’s clean modern lines appeals to so many. It’s classic and can be mixed and paired with a number of different styles.

Even beds were upholstered in linen. This one with it’s storage functions lends itself to small spaces or city living. Heck, we all need more storage. I can see this as a perfect way to store out of season clothing or all your linens and towels.

Funky and modern chairs were abundant. Pink and Brown( not pictured here) had their usual selection of post modern classics and fun unusual pieces.

These are for the bold and brave. I just can’t ever see a need for a gold plether chair!

Shiny, glitzy and blingy. Mirrored chests, crystal chandeliers, mercury glass and silver metals.

Some things never die like well worn leather chairs and global inspired pieces. I wanted to take some of this home with me, especially the that black cabinet with the pale grey inside..ummm

Lighting was fantastic with lots of new ideas to choose from.I love to use these great geometric shapes paired with natural fabric. Unexpected materials like acrylic mixed with fabric shades are fresh and perfect for transitional spaces.

And of course there’s always the whimsical.

From contemporary to traditional, regional to exotic or rustic and blingy, there was something there to satisfy everyone’s taste. The use of exotic and raw reclaimed woods continue to be a strong trend. Paired with shiny metals and strong angles they offer a fresh use of materials. I see lighting continue to move away from traditional chandeliers to wacky fun organic shapes. The crude light bulb becomes art by gathering several into a bunch like a bouquet of flowers. Plastics shaped like petals make huge pod-like pendants and outdoor industrial lighting influences lighting for inside.

This week I’m off to the Toronto Interior Design Show, can’t wait as this is the stage for ultimate design.

And Now For Something A Little Different......Sixx Design

Every once in a while we are blessed with a fresh vision and perspective on design for our homes. Cortney and Robert Novogratz's designs captivate us and take us out of the normal and provoke us into a new way of setting up house. With seven kids I'm not sure how they do it but they do....and very well. Like most great things born out of necessity their designs are no exception.

White walls abound in almost all their rooms which allows art and everything else to take center stage

Old with new is mixed in interesting and surprising ways

I love the black and white photograph of their babies. Close ups like this offer an intimacy that regular shots don't.

What girl wouldn't want to hang out here. I'm sure these chairs are recovered flea market finds. Cortney and Robert are famous for turning old and dated furniture into new and refreshing pieces. This pink is not too girly girl but just enough to make a statement.

I would sell one of my children for these fantastic pendant lights. I'm sure they paid a fortune for them. They elevate the room from Ikea-ish (I do love Ikea) to urban fantastic.

If you were wondering what that black funky piece of art is in the back it's the Novogratz's version of a wine rack...Cool!

A Finished Project

BEFORE

I recently finished a kitchen redesign for a family in north London. Practically empty nesters and thinking of downsizing, they wanted to update the kitchen to bring their house to the level of others selling in their neighbourhood....just in case they wanted to sell.

Vacations to Provence had inspired a French Country feeling but with limited architectural details to pull from I had to create what I could from the materials I used.

As with all projects there was a budget and this one required that we work around existing cabinets and appliances. My clients wanted a rustic casual feeling and the ability to entertain in the kitchen in a more efficient way than they had in the past With a pool in the back they required a ease of living given with the forgiving surfaces granite and the dark porcelain floors had to offer.

Out came the floors and say bye bye red!

Old vinyl floors were replaced with new beautiful brown mottled porcelain 12"x24" tiles . We laid them in a brick pattern and used a lighter color grout to emphasize the pattern and give them a casual and rustic appeal.

Nice to see the red is gone. Already we have a more relaxed and calm feeling!

Ahh that's looking better!

This was an awesome project. We spent a little more on flooring than originally projected. The original plan was to install wood floors but with a pool in the back and the fact that this is undoubtedly a family home porcelain was a way better choice. We tweaked the budget and saved everywhere else. No regrets.

What a transformation and above everything else my clients were thrilled with the results! That's the best part.
